Is Denver a good, family-friendly town to live? Is this an up-and-coming area? How is the commute to Charlotte? Do most people commute to Charlotte or work nearby? Thank you!

It's exurbia near some new shopping centers. Denver itself isn't much of a town. The commute is comparable to coming from Mooresville, because highway 16 is the only way into Charlotte and it's a two lane road which is becoming moderately built-up.

Assuming you don't work in Charlotte, you can probably find enough services in Mooresville and Huntersville (medical, shopping, entertainment) to not need to make the trip in to Charlotte very often. How much big city "stuff" do you need?

Denver has evolved over the past few years especially since new 16 was built. In my opinion it is faster to Charlotte from Denver than from Mooresville. I think 16 may move faster than I77 in the am. You don't have the Mecklenburg county taxes there but still have access to Lake Norman, if you want.

Yeah new 16 would be a better commute. Old 16 is filling in with development, the west side of the lake isn't as rural as even a decade ago.

Don't need a lot of big city stuff, but don't want a sleeper either. We are considering Denver due to good schools and close to Lake Norman. How touristy is Denver? Would it be a good town to set up a small B&B or vacation rental? Our budget is very limited so Cornelius, Davidson and most probably Mooresville is too expensive. Thank you!

If you are envisioning a small picturesque little town with a historic square and a few blocks of older homes that would be conducive to a B'n'B ... nope. Denver is a mainly few gas stations and churches with subdivisions sprouting around. I'm not saying it's bad, the area is growing and people who live there probably like it. But it's not compact and walkable, you will need a car for every errand.

Denver proper is also about a mile or two *from* the lake, so it's not really all that close to the shore with vistas of the water.

I think when the trailer to detached home ratio declines a little more it will start to gain respectability. There are some really nice homes in Denver, but....there is no shortage of single wides, either!

Very true. A lot of the manufacturing took lower income people with it to Cherryville and other places ~eight years ago. There are still plants and some retail keeping the remaining around.

There is a lot of low-income apartment projects popping up on 150 and up at 16&73 intersection. These are funded mostly by retail and manufacturing renters.
