i have a question just to get an idea... i live in FL (i also lived in nc for yrs - so no FL bashing ok?)... and my property taxes on my house are close to $4000. i know it's hard to evaluate and guess property taxes in different areas, but isnt this ridiculous for a 3/2, 1700 sq ft house?
the area i live in a pretty nice, homes are from 250k - 450k. my house appraised for like 289k or something like that... but it's an avg sized house. gated community. what would a house like this in charlotte run property tax-wise? built in 2006. my guess is about half. what do you think? thx.
It depends on what county and/or city you're in. In California, we paid 1% of our purchase price - which because the purchase price was high, caused the taxes to be very high.
Our new place outside of Charlotte is new construction. We're being told we'll be taxed at something like 1.3% on 95% of the purchase price. Our tax bill is going to be several hundred dollars more than we had expected. We didn't realize they would base it on purchase price.
In Georgia, we were taxed on 40% of the "assessed value" - and the assessed value was much lower than the market value.

I've never heard of that here. Normally you are taxed based on the previous year assesment of the land and then the following year once re-assesment has taken place your taxes will go up. Every county I know of near Charlotte pays ____ value or rate per 100 in tax value.
On $289,000 if you live in Charlotte, would be about $3,500 or so. That is city & county. That is a rough estimate. You also have to pay taxes yearly on each car you own too.
I'm in Catawba County and our taxes are $0.54 per $100 (of the assessed home value). So, for a $400K home, your taxes are roughly $2K.
Supercharged, I just threw up in my mouth. I cant believe it is that cheap. Approximately half of my property taxes for a house 1.5 times more expensive.
the 704, thx for your reply too (and everyone else). I have lived in NC before, but not the charlotte area. I wouldnt want to live IN Charlotte really, but on the outskirts. So it sounds like my preoperty taxes on a similar house outside of Clt would be between $1500-2000, and even if $2500, it's still a better deal than now.
also remember apart from this in charlotte there are state taxes, which you dont have in florida. No matter which county you live in, you are winner here. Combined state and property tax will be greater than your property tax alone.. no matter which county you live in.
Now I just have to decide if we should move back to NC or to Northern FL, either way, a step up from Orlando. If any Orlando'ns out there, you know what I'm talking about and why I am looking to leave. I just want my family to follow whichever place I choose.
