Hello!

My wife and I recently moved to Charlotte and have been looking to buy a house in Charlotte metro area. We looked at some new developments in Harrisburg. We are trying to know what kind of a suburb Harrisburg is. We don't have kids, yet, but would like to be in good school zoning for resale or renting purpose (ex. 4 BR house), should we need to move to out of town.

1. How is the property appreciation rate in Harrisburg compared to that in south Charlotte like Ballantyne?

2. How is the commute to uptown and airport from there? Does the traffic get crazy?

3. Is it safe?

4. Any info on demographics, please?

5. Shopping and recreational facilities?

6. How are resale and rentals forecasts here?

7. Any other suburbs we should be looking at instead?

If Uptown & the airport are of concern to you, have you looked in Gaston County?

Thank you. We didn't look at Gaston County. ~30mins drive to uptown and airport is fine for us.

You're welcome. Just to keep it in perspective, I live in Kings Mountain, on the Cleveland County side of town, & when I drive into Charlotte I pass the airport about 30 minutes into the drive. Depending on where you are in Gaston that could be considerably less time. Ask us lots of questions. There are 3 or 4 posters on here who live in Gaston.

Harrisburg is a nice area, I liked it but was a little too expensive for me. Definitely seems to be growing a lot and for good reason, having the combo of not a terrible commute to uptown (shouldn't be more than about 45 minutes in traffic), lower taxes, and good schools. There is not a ton of shopping in Harrisburg itself but you have Concord Mills and the University area nearby.

Shouldn't be more than about 30 minutes to the airport...I'd probably recommend 49/485/85. I'm not a huge fan of taking 49 past UNCC.

Probably one complaint that some have is traffic/noise from the speedway, but the main races are only a couple times a year.

Like several of Charlotte's suburbs, it has a bit of diversity but I'm not sure I'd call it very diverse, (78% white, 12% black, 6% Asian, 2% Hispanic according to C-D).

The middle school and the STEM programs are nice when I was considering Harrisburg. I think that area will be a slow but steady growth in the right direction if they handle the new construction well. Right now there are tons and tons of new construction available.

It's safe. And once the 485 is complete, it should be easier in terms of traffic. I also liked that it was more diverse than where I live now. (SE Charlotte)

Take this with a grain of salt...but when I was looking in the developments there, the ones closest to the 485 exits were forecasted to appreciate within a few years. Where as the area out on Rocky River in 5-7 years.

These were realtors that I was working with. It's one of the reasons why I decided to stay where I am at as I didn't want to "compete" with all the new homes if I wanted to sell my home in a few years. If it's long term, it's a fantastic area to be in. Short term, I wouldn't advise it.

Something in me tells me you're from INDIA . if Yes, Ballantyne has probably the largest indian population in charlotte, thanks to its #1 rated schools. I myself live in Ballantyne and our community has close to 60% asian population.
