Housing prices are increasing in most large metros across the country currently. Charlotte's pricing isn't that crazy compared to most of the top 25 metros (Seattle, San Fran, San Diego, Denver, etc... are real crazy).

You are absolutely correct it is all relative. The hordes of Northeasterners find Charlotte affordable while the Midwesterners (Chicago excepted) do not find it so attractive housing wise. I am of the later breed so of course $1,700 is not cheap for a very nice but smallish home with no basement, 2 car (barely) garage and no driveway in Mooresville.
Real estate prices are growing fast here precisely because a large number of new comers are willing to pay more than they should based on their previous location.
