I have an investment property in Locust, NC...the Locust Valley neighborhood that I am trying to sell. Does anyone know of any real estate investors who would be willing to purchase it well below market value?

Sorry to see you are in such a position. I might add this is not the best way to present yourself. Give some positives to the WWW as to why one might be interested in buying your abode and don't come off that you are about ready to give it away.
Good luck

Unhappy Sorry!

What do the comps say it is worth, how much you selling for? I belong to an investment group, I may be able to help you move it?

How quickly do you need to sell? Are we talking - days? Have you had an appraisal? Have you considered renting it instead of letting it go into foreclosure?

Locust Valley offers modern country living close to one of the most popular and fastest growing metropolitan areas in the United States. Top ranked Stanly County schools, the benefit of lower taxes, lush trees, and rolling terrain give the neighborhood a natural feel. The clubhouse and pool are only a stroll down the sidewalk away bringing the community together.

This neighborhood is an affordable custom built new home community in the heart of Locust, North Carolina. Locust is conveniently located in the western portion of Stanly County just thirty minutes from Charlotte and Concord, North Carolina.

We are open to a lease/purchase.....lease terms are 6-12 months, $1,950/mo., $400/mo. credit to purchase price, down payment is negotiable. Purchase price is $309,900. Owner is a mortgage lender and will provide the lowest rate and closing costs mortgage option available along with help in rebuilding your credit.

I would estimate the appraised value at $345,000 - $350,000 right now, in 12 months when the neighborhood is more established probably $365,000 - $375,000.

I have heard that the amenities for this community have been slow in coming and still aren't there.

Citiesguy23, are you in the Locust market or out of state?

Default Ammenities

They have been a little slow but its a catch 22 situation. They are trying to get the pool in by end of July but would like to see more primary residents in there...once that is built along with the clubhouse it will be awesome. There have been 2 or 3 more sales within the last 3 weeks also.
