I have traveled to many of the developments throughout Charlotte. Why are the latest developments building the houses so close together. I have seen so many with between 10 and 20 feet between the homes that sell for up to $400K. I also noticed many of the developments in Charlotte have model homes that do not even come close to representing the homes in the developments , why?

Yeah that seems to be the norm here. I've seen some nicer older neighborhoods but It's getting harder to find a nice piece of land. I purchased a lot that's about 12,000 sqft and wider on each side than most and that's suppose to be big

My guess is because they can...if they can squeeze a lot of homes in smaller areas that means more $$ for the developer or homebuilder. As long as people are still buying the homes, I suspect they will continue to do so. Answering your model home question, most model homes have a lot (i mean A LOT) of upgrades in them. From the builder's perspective it helps sell the homes in the community. Whenever you are considering new home construction, I would recommend you walk the model with your realtor and/or the onsite agent and ask him/her to point out every upgrade in the home. This will give you a better sense of what the home will cost you in the end.

By the way did they make the club house to the size the it was suppose to be? Is the soccer field completed? I have a college friend that lives there he and his wife are livid about things not being completed as planned or on time. And talk about close $4ooK and up will get you windows almost close enough to shake hands.

So does anyone really think these homes are going to appreciate much? Looking at my coworkers in Cureton I think he would be luck to sell it in a few years at break even. There is just to much land available in the area and seeing the concessions that are being offered I think bigger lots at current prices will be just around the corner if the builders want to continue to move houses.
