We are looking into relocating to the Charlotte area (as you may have noticed by my many annoying posts), and my mother would be coming with us. She may just get her own apartment, but ideally we would like to find a home with a detached garage and an apartment over it. An apartment in the house would be ok, but it would need to have a kitchen and not be underground in a basement. Another option would be to buy a home with the potential for us to put in an apartment ourselves. I know many of the homes are in subdivisions and have HOA's so I'm assuming that would be against the rules in those developments, no?
By higher end what do you mean? Could you give me the names of some of them? Do you know what price range is in these developments?
By higher end I mean a custom home. I've seen carriage houses in Myers Park on houses that probably start around a million dollars. As far as developments are concerned... I don't know of any that specifically offer a carriage house as part of their plans. Most place down here have in law suites.
And I'm assuming in-law suites do not usually have kitchens?
That's correct - usually an in-law suite is a large bedroom with a sitting room and private bath - no kitchen. These are more common here than garage apartments. What is your price range? Because the only places likely to have garage apartments are the older, established neighborhoods like Myers Park, Eastover or Dilworth, and they are some of the pricey places in Charlotte.

You'd likely run into so zoning and HOA issues I'm afraid. Again, what is your price range?
Our price range (if we were getting a home with an apartment) would go up a bit to about $350,000 maybe.
I think you could find a home with an in-law suite in it in the $300,000 range. What I would recommend is you go this route and then spend about $20,000 or so (maybe less if you can keep it all under the existing roof) and have a contractor come in and add a little kitchenette to it.
