I LOVE Suntrust, but unfortunately Bank of America USUALLY offers the best packages.

Not always... I shopped several places and got competitors to drop fees, etc. when I told them offers from other places. Bank of America's interest rates were higher... so even with paying small fees to another mortgage company (ultimatley not SunTrust, but Allen Tate Mortgage) we ended up with a much lower APR and lower payments than we would have through BOA, even with the no fees package.

Yes, that is pretty typical from my experience.

A little bit of upfront cost to a mortgage broker will yield a better rate. I've even had employees of the large banks go with a broker for the better rate.

Thanks for the replies!!

I called BOA, and some of the other banks/mb recommended.

So, far...No one can beat the no fee mortgage that BOA is offering now. All closing costs paid. Only having to pay 3,200 in pts for 5.8 fixed.

Still looking though..

Told ya (and I hate being right about that - I don't like BofA at all). But do try other smaller places just in case, like Bank of Granite for instance.
