Looking at lanf prices, Faber has several with a low price...any comments on general area, drive time to Cville?

Faber is in Nelson county which is a very rural county in the Charlottesville MSA. Faber itself is no more than an area of the county with maybe a cluster of houses and a fire station with a little green sign signifying that the area is referred to as Faber. There might be a post office, but can't remember. It's been years since I've been there. As far as time it takes to get to Cville, it would be about 20-25 minutes I estimate to the southern border of town/i64. But if you need to go north of Cville it could add another 20 minutes to the trip.

Thanks for the reply shadowbat, also I was wondering why there seems to be large properties (undeveloped) for a low price, just the distance to cville or is it looked at as a less desirable area then say west or north of cville? If so why?

I would imagine that they are lesser in price just because of the population of Nelson county, and the fact that the whole county is primarily rural, and not as affluent as Charlottesville/Albemarle. That's the case with most of the counties surrounding Charlottesville/Albemarle though. However, the area around Wintergreen resort are pricier. Nelson is a beautiful county though, if you don't mind a more isolated feel.

As far as the areas west or north of Cville being more desirable, I would say because Waynesboro/Staunton are just over the mountain to the west and many people commute over from there. Crozet is also west at the base of the mountain and offers a beautiful setting. Many subdivisions have been built there for people who want a small town/village setting without having to deal with Cville. And north of town you have Ruckersville which has seen a lot of growth, and also it's a direct path to DC. Even though DC is 2 hours up the road, it still has skewed how development has been built around Cville. While south of Cville is nothing until you get to Lynchburg which is an hour away. Simply put, the more populated and affluent areas are more desirable. Nelson is neither. It's not a bad thing, just how it is.
