What subdivision/area do you think is nice in that price range?

I would live as close in town as you could afford. Even though its not NoVA/DC, the overstressed road infrastructure of many areas that would be nice to live in preclude me from wanting to own there. North on 29 is a headache of traffic lights/traffic. That would be my least favorite choice. Lake Monticello seems to be fed by a one lane country road, so I'd avoid this as well. The exception in my opinion to this rule is Waynesboro which is fed by 64, which only occasionally gets backed up between Cville and Waynesboro. However, Waynesboro is a very different area (still nice, but different, more blue collar, box stores, etc) and home prices would be well under 300K.

My opinion?

I lived in Turtle Creek for several years, on the intersection of Commonwealth and Hydraulic. The area is not the best, not the worst. I thought the location was pretty good. Maybe 10 minutes from downtown and 5-10 minutes from UVA. I particularly liked some of the nice homes on Commonwealth Dr farther North and also the homes on the south side of Hydraulic road between Best Buy, Hydraulic, Barracks, and Georgetown road. I would find something modest yet affordable in that area. I beleive single family homes may go for around 300 in that area.

My second opinion?

Though Waynesboro may not be attractive, I'd definitely recommend Staunton. Its a very nice town, a bit farther west than Waynesboro. Its a little quiter/slower pace than Charlottesville but still with lots of great culture. Its like a town halfway between the Blue Collar/laid back attitude in Waynesboro and the more cosmopolitan/college-town Charlottesville. I'm not sure what 300 K will get you there, but I'm sure something not terrible and you might be able to afford to live closer to downtown.

Is there anyone with feedback (good or bad) on the following subdivisions?: Peacock Hill, Raintree, Westmoreland, Nob Hill, Hollymead, Berkeley, Mill Creek, Foxcroft, Fieldbrook, Skyline Crest, Bishop Hill, Terrybrook, Forest Lakes, Northfields, Rutledge, The Meadows, Greenbriar Heights, Airport Acres, Oak Forest, Springfiels, and Deerwood.

Hollymead is a pretty neighborhood with mature landscaping. I was looking there when I thought I was going to be moving to C'Ville.

If I had $300K I'd live out Rt 250 west near the Crozet area in Western Albemarle County. It's beautiful, the schools are great and the commute to C'Ville is 15 minutes.
