looking for an area that is suburban and rural with upper middle class homes and nice people. Will be retiring in a few years and need to get of of IL-Annoy. Im conservative and will have pension and I need to get away from the big cities and the liberal decay.

Property taxes are cheap correct? I recently heard Nashvilles property taxes went up a large percentage.

How much are vehicle sticker fees? I do know TN does not have a income tax on pensions.

What's your budget? Location requirements? Nashville property taxes rose last year, but are still among the lowest of the 6 large metro areas in the state.

Tennessee has a 2.75% ad valorem tax on the sale of motor vehicles. It's capped at a level I don't recall. I realize that's not what you asked but thought I'd add for anyone interested. For transfers from out of state, Tennessee charges a flat fee of around $27 for a license plate with the annual 'wheel tax' (sticker) which varies by county; runs around $40 in Hamilton County. Most counties also charge for processing (doc fees).

350-450k is probably the ballpark. If taxes are what 3k a year on that value? Would probably put 250k down.

Wanted to be more southeast for a 5 hour drive to the gulf or the east coast.

Chattanooga will put you easily within 6 hours of Tybee Island and Gulf Shores. Panama City is just over 6 hours.

Our taxes in East Brainerd total about $3200. We're outside the city limits. Lots of houses in your price range, and many newly constructed. I estimated about 200 new houses currently along a 4 mile stretch of Ooltewah-Ringgold Road.

Additionally, our end of the county can use Ooltewah-Ringgold straight south to I-75 when we need to go to Atlanta and points beyond. Only 90 minutes to the south. That means we can avoid all the construction at the I-75/I-24 interchange just inside the Tennessee state line. It's a mess, and will be one for 3 more years.
