I currently live and work in Avondale, and I've started to look for houses in the near suburbs because I don't want a crazy commute. We're a family of 4, and our budget is around 225k. Right now our kids go to private school, so we're not super opposed to that, though it would be really nice to be able to put them in public schools.

There are some really nice rehabbed houses in Franklin Park right in our price range, but I also don't know too much about the neighborhood. Would I be better off looking for an older house in the Skokie/Niles/Morton Grove area? I also worry a lot about property appreciation. Would it be a bad investment to buy in Franklin Park?

Some parts of town have really awful problems with noise -- being close to O'hare is one thing but when there are also railyards / trucking terminals. expressways and warehouses the combination is hard to deal with.

Population has been shifting too, where there once were some very good manufacturing jobs nearby and some good paying jobs in the warehouses things have been cut back and folks are forced to accept much less.

Those kinds of things do not help appreciation and very likely will see values stagnate at best.

Towns like Skokie/ Niles / Morton Grove tend to at least attract a mix of folks that value education -- even if your plan is to stick with private schools it is nicer to have neighbors that want their kids to have a shot at a good college than the alternative of having folks struggling to just keep things together...

I would not be buy a house near the airport. They did a study , that if you live by the airport. The excess burned jet fuel can cause cancer, and lung problems for those that live near or close to it. Imagine hundreds of planes every day burning all the fuel and its blowing in your windows.

Personally I would go to Skokie first. I grew up around Franklin Park and went to school there, and also lived in Skokie for ten years. I think Skokie is a better community in many ways.
