I could desperately use some advice on Schaumburg home prices. I need to move ASAP and have been looking around Schaumburg for homes from $250k - 300k (of which there are plenty). The problem is that the homes are all different styles and levels of upgrades, some homes are selling very quickly and some are not, and I'm really afraid of making a mistake.

Here are 2 homes I've been looking at - same model, different finishes, no basement, 1.5 baths. The more expensive one has an offer pending already, the other has been listed for 30 days, despite being almost 20k less.

Then you have these two split levels:

I can see why one has a premium over the other, but why are they so similar in price to the ranches? The first one is almost the same price as the more expensive ranch. Am I overestimating the value of a basement/english basement? I hope I don't sound too naive, but I have been looking at homes for months in all sorts of towns and thought I knew how to value places, but I'm thrown for a loop here.
