Which neighborhood would you invest in?

I wouldn't invest in either right now unless you want to hold onto the property for a few decades and hope for the best. EGP is probably better than the other for possible investment, but that's not saying a lot. There's better places to buy in the city even for cheap-ish that may allow you to see gains in a decade. Neither one of these areas are that.

I would follow gentrification patterns in the city. It's slowly moving west of Ukrainian Village into the east end of Humboldt Park.

East end of humboldt park is very pricey! Won't find a 3 flat for under 240k.

Isn't EHP being gentrified by Whites, causing Puerto Ricans to move further west, into WHP?

You wanna make money.. buy a 3-flat and break it into individual rooms and into a rooming house. Not enough of those in WHP.
