The points are well taken and appreciated, but most of non-"East" Walnut Hills and the significant majority of Mt Auburn are still sketchy or worse. No one's denying that all the gazillion$$$ pumped into OTR are finally showing some results. Doubters abound, but I'm wagering that the streetcar line even in its abbreviated form will really get things moving in a positive direction there.

However! The thread concerns Avondale specifically so I, for one, will try to stay true to the topic!

An interesting debate. Is any otherwise thinking person going to advise the OP to invest in multi-family property in Avondale?

Now North Avondale may be different. But what I am interested in is those who will say Sure invest in North Avondale as it will give you a decent rate of return over many years with minimal risk.

This interests me a lot. How do you measure risk? If it was me, I would invest in Retirement Home Combinations of Nursing Care plus Assisted Living. Why, because our currently elderly have more money to spend on these services compared to anyone before and definitely anyone coming. Very likely you will not have the resources your parents had to provide for your old age.

Stay north of Clinton Springs/ Dana in 229. I'd be shocked if Avondale isn't the most dangerous hood in Cincinnati since 2010.

...yet, north of that "Maginot Line" (Clinton Springs -> Dana) the contrast is like the proverbial "night and day." When someone was shot on Rose Hill Ave in a botched crime of opportunity a few years back, the headlines screamed and people were up in arms. All other reasons aside, it was one of those "can't happen here" scenarios. So there was all sorts of sustained loud reaction. Within a few short blocks to the south gunfire is part of the daily soundtrack. If a shooting in that portion of Avondale makes the papers at all it's usually buried inside.
Because too much of Avondale south of the Maginot Line is an urban disaster of decrepit housing, vacant lots, poverty, crime, etc the entire community is tarred with the same brush. This in turn brings on the departure of businesses and the scaring away of customers even in the safer area. And the "popular perception" is such that condo units are slow to sell while landlords try to entice college students (normally a landlord's nightmare) to rent in their properties.
The handy and still legal way to lower risk with apartment buildings is to market them as "senior" or "55+" communities. Some landlords employ this tactic in west-side neighborhoods of the city, and two large complexes in Roselawn (Summit East and the Greenland Place Apartments) are still sought-after addresses due in no small part to the age restriction. The incidence of drug dealing is far lower. It's biologically impossible for an unwed woman in her 50's or older to become a single mother. When's the last time you heard about a 60-something man spraying bullets at one of his peers over nothing? I trust my point's been made. But even with limitations that are above the law regarding tenants I wouldn't want to buy an apartment house in any location in Avondale.
