I'm looking to buy a condo from Fischer, but they won't come down off the base price because it is being built and not considered a market home. Any suggestions?

Well, ultimately they'll have to sell it to the public, most of whom require mortgage funding. Because of that, it will have to appraise at sales price (or above) because no bank will fund a mortgage for above appraisal value, and not too many buyers will agree to pay more than a property appraises for.

Which goes to say, even though its not a "market" home, they will still ultimately be affected by the market in the final price of the home.

Most builders won't budge on "base", but are negotiable on "upgrades" - it depends on how well they're selling. If they have a line of people waiting to make them offers, they're not going to deal much. Do you have a realtor representing you? Might be the best way to go about this if you don't.

Note: When I built my home, we dealt with the builder (Ryan) directly - with no realtor. However, Ryan negotiated freely with us (2007), as the market was slowing (heading into the downturn) and as such I believe we got pretty good value. Were I to do it again, I would certainly consider using a realtor, as their percentage comes from the seller's side (you're not paying them directly as a buyer) and they may think of things to ask for that you wouldn't.
