Would have been nice if some parts of the actual mall could be converted and re-used.

That's exactly what is happening. They are keeping some of the "bones" of the original structure, but are tearing down the roof above the concourses to create stand alone buildings.

I see it now, comparing an aerial view of the mall with the sketch. Was not obvious when I first looked at it.
