Yes, I've spent a lot of time in the Oakley/Madisonville area. I probably should have been more clear; when I said retail core I was comparing the area directly around the square in Oakley with Cheviot's compact, older commercial district which centers at the intersection of Harrison and Glenmore.

Fair enough. I really don't know either. I want to know more. Do you have any good sources of info on home styles in Cincy (or just in general) and how to know the differences? I never thought I really gave a crap until I bought my house, and now I'm ever more curious about learning home styles and stuff.

As for Madisonville, like I said, I really don't know. I just know that a drive down my street offers views of some really incredible homes. I don't know much about mine (which is my main motivation for learning more) but it was built in 1906, so it does indeed have character...it reminds me of that every time I come back home.

A quick search of real estate listings under the neighborhood "Madisonville" turned up quite a few homes that look somewhat similar in age, size and price to some of the Westwood listings. I'm talking in the $150 to $200K price range. But I don't know Madisonville's residential streets well enough know how these particular homes are safety-wise. Anecdotally, I used to have an acquaintance who lived just a couple blocks from the Madison-Whetsel intersection. She loved her big old house and had no issues with crime, etc. in the neighborhood.

Tubby 513: 1906 probably pits it in a transitional syle between the Craftsman and Victorian era. Post a pic and i can tell you. What we think of as "Victorian" includes a variety of individual styles, Gothic, Italianate, Second Empire and Queen Anne the latest of the era styles,Shingle was a transitional style that started in the Victorian era in the 1890 and extended will into the 1920's.

Having said that people in Cincinnati built Victorian Plans well past 1900. You can tell the Victorian influence by round and fluted columns, interior fretwork and the level of detail in the moldings which tend to be more elaborate in the victorian era with detail like stain glass where typically Craftsman era home relied more on leaded glass. Brick or stone fireplaces.

My guess, depending on the street, would be $240,000 to $280,000.

That house looks wonderful! Wish I could convince my hubby to move within the city limits. Great old houses!

I know Madisonville well. My great grandfather moved the family there from W. 9th Street in the 1920s. The house is still in the family, although a total wreck. I also had a great aunt who had a house over on Merwin.

The best houses in Madisonville used to be along Madison Rd, but most are no longer viable as residences. Beyond that, Stewart Rd has some nice homes, but the best historic archictecture left is on Erie. Unfortunately, the best house in that area is now a clubhouse for apartments.

And Madisonville pretty much has been celebrating it's history with a wrecking ball lately. Many empty lots are springing up.

Beyond that, the rest of Madisonville housing stock is extremely comparable to Oakley. I think it would be a good place for people looking for starter homes.

That's a long answer to saying that you are correct; Madisonville isn't what we're looking for.
