What have been the most significant demographic shifts do to the remote work exodus and also economic crisis such as evictions. Do you think there will be a significant census impact based on class and demographic profile.

This census maybe not. However I do expect that to take place around the 2022 estimates.
Raleigh/Cary MSA:
White - 60.8% - 261,302
Black - 19.2% - 261,342
Hispanic - 10.8% - 146,870
Asian - 5.8% - 79,517
^ These numbers clearly don't add up to a MSA that's nearly 1.4M people.
If the percentages are the same in 2019 as they were in 2018, they would like this:
White - 837,253
Black - 267,031
Hispanic - 150,205
Asian - 80,666
