Just so you're clear about what that is saying, the 20019 zip code "IS" still the epicenter of flips in DC with 87 flips in that zip code alone.

What zip code 20019 no longer leads in relates to the profit or ROI for flips because it has become more expensive to buy houses in need of rehab. Why? Because Ward 7 has become very popular among professional Black urbanities that have a desire to live in the city versus the suburbs.

All of that completely contradicts the first statement that started the exchange below:

Poplar Point megadevelopment in DC breaks ground on first residential tower in Ward 8

"The first phase of the project, a 757-unit apartment community with 40,000 square feet of retail and 350 underground parking spaces called The Douglass, will overlook the new Frederick Douglass Memorial Bridge."

"The project will also host a community space in a 25,000-square-foot Sandlot venue developed by Ian Callender and Kevin Hallums, which will serve as a small business incubator and social hub."

The Sandlot concept was created to showcase Black businesses. The first event for "Sandlot Anacostia" in Ward 8 is already booked:

"Sandlot Anacostia will include weekly live entertainment and will also incorporate the partnership with Uber Eats and DMV Black Restaurant Week that offered commercial kitchen space to Black-owned restaurants and chefs. Suite Nation's Ian Callender shared that Sandlot Anacostia will have a "service bar area, seating area, entertainment area, [and a] culinary incubator area," in addition to another to-be-determined space."

Don't look now, but Atlanta's southside is blowing up

"In one pocket of the city near BeltLine's Southside Trail, there's enough residential development coming to fit several neighborhoods"


"According to DiFiore’s calculations (and ours), roughly 6,000 residential units are in that area’s development pipeline, mostly apartments and townhomes. The majority are two or three-bedroom homes. Taking children into account, that could logically spell an influx of some 15,000 people."

"Major proposals include nearly 700 homes replacing a moribund shopping center on Moreland Avenue. Kaplan Residential is planning to erect a mini-city with some 2,000 residences, 150,000 square feet of commercial space, and a retail village across 40 industrial acres in Chosewood Park. Empire Zephyr, a townhome community, is coming together across 34 acres off Boulevard. And hundreds of apartments and townhomes have already materialized near the BeltLine corridor in anticipation of the Southside Trail being paved."

Home buyers beware: Atlanta just made top 5 ‘most overpriced’ list

It's crazy looking at this list of places that are affordable versus places that are overpriced:


Atlanta is the #5 most overpriced metro in the country with a 55.96% premium.


DC is the #4 most underpriced metro in the country with a 3.26% premium.



How will this impact growth going forward? It will really be interesting to see how this impacts Black people.

Major breaking news out in DC for Ward 7 and Ward 8 this week. The second round of the Food Access Fund grants were announced:

Bowser Reveals Second Round of Food Access Fund Grantees

D.C. Mayor Muriel Bowser has announced the second round of grantees of the Food Access Fund, a grant initiative dealing with increasing grocers, restaurants and fast-casual eateries in neighborhoods east of the Anacostia River.

The second round has eight new grantees, with $6.6 million for the initiative.

“The Food Access Fund is changing the game for how we bring new food options to D.C. neighborhoods, and we are excited to be supporting eight local restaurants, bars, and cafes as they open or expand to Wards 7 and 8,” the mayor said recently.

John Falcicchio, deputy mayor for planning and economic development, who oversees the initiative, said the Food Access Fund is part of the Bowser administration’s innovative way to invest in small and local businesses and “address the inequitable access to quality food.”



Recipients of the Second Round of Food Access Fund for Ward 7 and Ward 8 are:
  • Miss Toya’s Cajun Southern Kitchen will open a location in Ward 7’s Penn Branch neighborhood.
  • Tropical Smoothie Café will be set up in Skyland Town Center in Ward 7.
  • Atlas Brew Works will open a new restaurant in Ward 8’s Bridge District.
  • La Cabana Restaurante will have a full dine-in eatery and bar located in Ward 7’s Skyland Town Center offering carryout and delivery services.
  • Sandlot Anacostia, located in Ward 8’s Bridge District, will be a new 25,000-square-foot outdoor cultural arts and entertainment venue with a shipping container bar and shipping container kitchens on Howard Road SE.
  • Cheers from Ivy City in Ward 8’s Historic Anacostia neighborhood will be a small, casual restaurant that includes a culinary incubator for training and job readiness programs.
  • Smokehouse at the Strand is set to be in Ward 7’s Deanwood area in the revived Strand Theatre.



I am extremely excited for "Smokehouse at the Strand" which will be a second location of Michelin Bib Gourmand award winning "Ivy City Smokehouse" which is really good!

^ Exciting times for Ward 7 & 8! Admittedly, I don't really venture out there like that but I might have to at some point to check out some of the new restaurants & amenities you listed La Cabana is a good addition, too. Nice Salvadoran food!

Yeah, these are exciting times indeed. There are tons of new housing options too. Some of the new buildings are a steal like this brand new condo with 1-bedroom units for only $289,999.
