There hasnt really been a shift in wealth that I can find in data, tbh.
Yes Union Square has declined so much during the pandemic...and it's not back and not sure when it will be back...

I'm not too concerned.

I can't think of many other major cities/metros that don't already have a stand-alone Prada store but should have one. Maybe Detroit?
It is almost criminal how Prada mismanaged/destroyed their brand equity. Who could forget the ubiquitous Prada nylon bags that were priced like leather but advertised as super durable. And Prada Sport was upscale athletic leisure before such a thing was known (everyone here in NYC had Prada Sport sneakers). Prada's acquisition and subsequent destruction of Jil Sander and Helmut Lang will never be forgotten and greatly contributed to their own brand aesthetic being devalued. That being said, the name Prada still resonates and it's good to see them focusing more on the states.

As far as stores. I can't see Detroit/Somerset Collection getting a standalone store. They don't even have a dedicated Prada boutique in their Neimans/Saks. Charlotte/SouthPark and Philly/KOP (as you mentioned) could be contenders but they also don't have dedicated Prada boutiques in their upscale dept stores whereas Boston does.

Dior takes over rare 2 level spot @ Highland Park Village. Ralph Lauren’s new, 9,605-square-foot location in Highland Park Village will carry the brand’s complete collection for men and women, Highland Park Village chief marketing officer Victoria Snee said. The home showroom’s Cole Avenue space, in the same building as Trader Joe’s, Sur La Table, and Paper Source, is about 2,202 square feet.

In another move in Highland Park Village, Snee said luxury fashion house Moncler, known for outerwear, will open its first location in Dallas next to Dior in Highland Park Village March 10.

Interesting. I've never associated Stanford Shopping Center with San Jose. I know it's closer to San Jose than SF but I think of Palo Alto as more suburban SF than San Jose. I'm also aware of the stepchild status SJ gets vs SF so maybe things have changed in recent times.

SFERRA opened its first standalone boutique this week here in NYC, in the Flatiron/Ladies Mile District.
I will have to check this out as I usually shop this brand at Bloomingdale's.

Miami is certainly a major (and improving) player, but New York is still safely the luxury capital in the US.
