Milton is a real gem.
  • 15 minutes from South Shore Plaza a massive very modern mall with a diverse clientele, along with other entertainment/restaurants.
  • 20 minutes max from Dedham Legacy PLace, more of the same.
  • Black School Superintendent
  • home to the former black governor, Boston Chief of Police, and many other wealthy blacks.

  • Heavily Democrat and liberal policies/politics
  • bucolic + golf Course + rivers/woods
  • Houghtons Pond, Ponkapoag Trail
  • Home to Milton Academy, one of the top 10 HS in the country. Alumni Include Deval Patrick, Toure, and Jidenna.

I have family all over SJ; Glassboro, Penns Grove and Paulsboro, aren't that great. It's borderline ghetto in and pretty low income. It's like Darby with a lower crime rate and less filth.

If I were to move back to SJ it would be Cherry Hill, Pennsauken, Willingsboro, or Vorheese.

Roslyn doesn't get mentioned a lot but it's known for it's black middle class. My old church is there. Quiet area and a short distance from Willow Grove.

This is in Abington, right? Abington does seem like another township in the Philadelphia area that has the substantial black middle class presence, along with good schools as well.

NYC(for the NYC-Jersey City-White Plains metro division and overall metro): $544,900 and $566,800

It looks like outside of the Springfield and Norwich-New London metro in CT at $299,100, every other metro listed in the New England portion of the region is $300k and up.

If you want a decent sized area and up in the region and under $200k, you are just looking at Rochester and Syracuse(most affordable top 100 metro in the region in this regard). Out of what was listed, only the areas near the NY/PA line such as Binghamton, Elmira and Erie are more affordable. Even Reading and York come in at $221,800 and $225,100, respectively.

For income qualifying information here are the listed areas at 5%, 10% and 20%...

NYC(division and overall metro): $107,424 and $111,742; $101,771 and $105,861; $90,463 and $94,098

Philadelphia: $60,445; $57,263; $50,901

Boston: $125,325; $118,729; $105,537
