If you combine Miami/W Palm/Ft Lauderdale (the actual MSA), rather than breaking them up individually, I’m coming up with a +/- 26.6% figure, ahead of ABQ and Boston.
Would love to see if/how these rankings change at the $3M or $5M+ level.

I didn't do the math, but if none of the divisions are above 12% how can the MSA be over 26%.

you could very well be right unless the 11.2% for Miami, 5.4% for FtL and 10.0% for West Palm was vs. the total number of homes calculated for the MSA--not the broken out subdivisions. If vs. individual subdivisions, my bad.
Of course, $1M in top coastal cities is not unusual (average, possibly 40-50+YO house in many neighborhoods, decent but not penthouse or 1750+ sq ft condo either)...146 cities gained homes with $1 million status in 2021; following are metro rankings (no subdivisions) by a different source, Zillow:
would still really love to see how the cities separate from one another at the $3M or $5M+ level and if the rankings change. More of a separation from $1M.

That's assessed value, which is different than listing prices and sale prices. I'm sure the Redfin figure isn't correct for Albuquerque, but I also don't believe there are only 588 homes worth $1 million or more in Albuquerque either. The North Valley, North Albuquerque Acres, Foothills, East Mountains, etc. have literally thousands of homes and I'm quite sure a good number of them could sell for $1 million or more. That's not even getting into areas outside of Bernalillo County, such as Placitas, Corrales and Bosque Farms, etc., which are pretty much exclusively made up of high dollar homes.
BTW, I love how you jump in to dispute Albuquerque’s showing in this thread. Albuquerque’s still not on your mind, I guess, lol

Good lord. I don't post here on CD to ensure that ABQ is kept out of conversations just to make you happy. I wasn't even the first person to post about ABQ in this thread. Furthermore, I couldn't care less if you try to diminish Phoenix in any capacity. I've been posting here since 2007 and when it comes to PHX, I've seen it all.
