I'd assume corner groceries are popular at UT, vs. everything coming from supermarkets?

For comparison purposes, the UW in Seattle has a new Safeway that just opened in one direction (apartments above) and a QFC in another. Another Safeway just closed next to the QFC (to the right in the aerial) and 700 apartments are planned.

PS re: that point about 1/4 students having cars...that's not a high bar. Around the UW it's routine to build public dorms or private student housing with no parking at all. Or here's a 1,450-bed (402 "unit") project that opened last month with 145 parking spaces. Here's one that opened a year ago next door with no parking for 597 beds (226 "units").
