I know the housing market is slow and getting worse, but does anyone have any 'secrets' out there as to how to get a house sold quickly? My husband has built a home in Taylors, SC (on Lake Robinson) and it has been on the market close to 2 years now. It started construction in 2005 and is complete and we still have no takers! Any advice?! We've gone thru FSBO, various other real estate agents, you name it. The neighborhood is brand new, only a few homes built, gated community, on the lake, just perfect for any family. The area is beautiful up there. We just want a buyer!! We are getting very worried and will take any advice anyone can offer. Thank you!!

What are the details of the house? (i.e. how many beds/baths, square feet, price, etc.)

Please give some details, even the MLS number.

We're trying to buy a house in the Blue Ridge / TR area and can't find what we want.

We're in an apartment right now, as our house sold a month ago......getting sick of it and ready for a house pronto.

How long has it been on the market according to MLS? For some reason when buyers/agents see that a house has been on the market for what some consider a "long time" they get scared and think there is something wrong w/ the house. If on MLS it shows the 2 years or even 6 months, I'd pull it off for a week and then relist it fresh.

The other thing is the house itself. Being it is a new house I am going to bet there is no furniture in it. Look around your house and see what furniture you have that you could live w/o for awhile and put it in the house. In other words, stage it. Believe it or not there are LOTS of people out there that just can not see where their furniture will go in a house if there is nothing to compare it to. If you don't feel that your possibly not the best at staging the house ask your realtor for a list of people that do. Or contact a local designer or decorator. Don't go overboard but make it look warm and inviting w/ some furnishings. Something that gives potential buyers a perspective of furniture placements.

The other idea is right now w/ the holidays when you stage it decorate it up for the holidays and see about being on a tour of homes in your area. If there is not already a local group such as a women's group that has such events maybe your husband and some other builders can get together and do one themselves. Have houses that are all fairly close to each other that are available for sale and then decorate them up. To help save yourself some money in this area you can invite local designers/decorators to each have a room or house to show of their skills and garner some advertisement themselves. To help offset the expense of such most tour of homes usually have a charge for tickets for such. Most are done w/ a charity to benefit so you may even check w/ local charities that may be interested in such.

After it is all decorated and staged have a big open house for people to come see the home and your husbands skills as a builder. He may not sell that house right off but he may garner some new clients.

Many people are finding out the benefits of having their house inspected while on the market.

It gives you time to make repairs, prevents last minute stress and the lower offer after the buyer's inspector finds issues.

Nice houses in that area. Great views. Not too many of the listings in that area have interior pictures or pictures showing the views from the house. Get some pictures on the internet w/ the listing. I've read numerous times of buyers just skipping over houses on the market while they are still searching on the web if there were no pictures. Costs very little money to do so but can bring in more buyers.

You also may wish to have your realtor place the listing on "Craig's List". It appears to be somewhat of an "executive" home, and with the many national headquarters in the Greenville area, you should gear toward the upper middle class.
