Are you looking for a quiet piece of land to build on or retire to? Here is your chance to own a unique piece of property in “Fern Forest Estates” on the Big Island of Hawaii.

Fern Forest Estates is just 20-25 minutes to Hilo, medical, shopping, harbor, airport, etc.. Walmart and other stores are in, and Costco is coming soon. The altiude is about 2000' and is a perfect climate if you don't like the muggy weather at sea level. In the future people won't believe you got a 3-acre estate in Hawaii for this price.

The development has electricity and phone available. Currently water is available in abundance by catchment. The lot is zoned AG (agriculture) so you can keep chickens or other animals if you like. The land is also great for growing fruits and vegetables.

Click on the following link for a peek at what the area looks like:

The roads are paved from Hilo most of the way to the lot, and gravel road for the last bit. Private, and will only be going more upscale as the area is being "discovered".

I know it's rough to buy property sight-unseen. Odds are, though, that this deal will go to someone who does. These lots are in native forest, and definitely will take some work to be made into a farm or estate. But hey, then you and your family will have a 3-acre estate in Hawaii forever. Cool.

P.S. This property is for sale by owner. We are fine selling through a realtor, however that would raise the price a bit.

Default Hello

Hi, do you still have the 3 acres in Hawaii for sale? Do you mind if I ask why you are selling? I live in Anchorage, Alaska and would love to have a place out in Hawaii. Any idea on the cost of getting the land cleared? Any major restrictions? thanks.

Jason

Default HI property

Aloha Jason,

The property is still available.. although I do have someone interested. I will give you a better background of the property and why we are selling. The property has been given to my husband and I as a gift from my in-laws in order that we can sell it and use the funds to purchase a home where we currently reside in Maryland. My father-in-law bought the property years ago as an investment and currently resides on another island.
There are not many rules or restrictions and I do know that people have built without much problems. The association bylaws can be found here: http://www.fernacres.org/Fa_bylaw.htm (broken link).
I'm unsure of the cost on clearing the land. I could look into that for you if you are seriously interested.
I hope this helps, please don't hesitate to contact me via e-mail at rebeccaspain@aol.com. I would be happy to answer any other questions you may have.
Thanks for your inquiry.

Rebecca
