Anyone know what the taxes are for your home in Mimosa Bay, Sneads Ferry go for?? Were looking to relocate but can not seem to get a handle on what your huse taxes will be every year?

The mill rate for Onslow County is .59 per thousand. So, if your house is assessed at $300,000, the tax would be $3000 X .59 or $1770.
But, our house is currently over-assessed, and we are appealing it.
BTW, the homeowner fees for Mimosa Bay are separate, and are $750 per year for next year. The trash collection is done by private companies for about $30 per month.
BTW, I researched the tax rates in Pender, and they vary depending on fire districts, whether the land is in an incorporated city, and EMS and waste. For a development in Surf City, there are 3 components adding up to .86 per hundred. The same model of my house is listed at $298,900, and is appraised at $383,800. It seems to be true that over-appraisal is happening in other counties. So the same model house in Surf City is taxed at about $3300/year, while we pay about $2400/year in Onslow County. I am not surprised that the schools in the Topsail district of Pender have better ratings, as they have more money to start with.

Agreed it is interesting. I perused the whole thing. The highest tax rate in the state is the town of Maxton in Scotland County with a total rate of 1.79. The town of Carrboro in Orange is next with 1.6358.
Remember tax rate is relative to assessed property value. In NC an assessment must be done at least once every seven years. North Carolina requires the county to present a revenue neutral tax rate. If the value of the property goes up-Your tax rate goes down. If the value drops-Your tax rate goes up.
Never just look at tax rates when looking at various counties. Know what values are too.
New Bern's rate is high at .88.
Chapel Hill's rate was VERY high at 1.54.
Not so much actually.
In the rest of the country the "par" for residential falls between 1.0 and 2.0
Some reporting indicates it's between 2.0 and 4.0 of market value.
The issue remains the (assessment) value which the percentage is applied to...
and what OTHER properties in the district aren't taxed at all that need to be compensated for.

In my case... I bought a house one year ago for $20,000 less than what Forsyth had the assessment basis here and close by. After I replace the roof and HVAC later this summer and finish the kitchen and bath project (along with all the clean up and other yard work I've been doing since I moved in) the County number will again be close to a fair basis. I know if I wanted to sell I'd want a number higher than this.
The lower level finishing however may throw a wrench into the works.
