Just wondering~ It seems there are a lot of resale homes in Winding River, St James ect.. that are not that old. Is it that people built to big of a home,are they not liking their community, or have northerners moved down and not liking it...just wondering

I think it's more likely they were investors who can't make a huge profit and are walking away. Or maybe, a death occurred and the widow can't afford the house. If you search through the boards, you will find mention of one or two who did not like the isolation of St. James, but most like it.

I can only actually comment on St James, but I do believe it is the same in all the communities down here.

All of the reasons you mentioned and many more.... they built too big OR to small and are building another house around the corner ( happens a lot )... they simply want a different location, ie on OR off the golf course, closer to their favorite club or entrance ..... and just like everywhere else, they simply do not like the life here and go "back home" to be with family or somewhere else in the country, ie Florida, out west, etc. Many times, unfortunately, one partner passes away, sometimes very unexpectedly, and the other decides to go elsewhere to be with family...... many, many reasons.... the least of which, I find, are economic, ie not making enough profit on an investment.

IDK, But it seems like there is not an excessive number of re-sales in either of these communities.

Winding River has 38 homes for sale out of 550 exisiting homes. They have 97 lots for sale. Their build out is 1200.

SJP has 139 homes for sale out of 1300 exisiting homes. They have 278 lots for sale. Their build out is 5000.

Winding River has no foreclosures on homes and only a couple of foreclosures on Lots.

SJP has 4 or 5 foreclosures on homes and about 30 foreclosures on Lots (home sites).

Maybe some regrets, some over-extensions, some dreamers, some nostalgia.
