Huh. I guess I never followed up with the forum. My bad. We ended up buying a resale lot in SJP (near the Players Club for those familiar with the community). I wanted a lot relatively close to an entrance and near a fitness center. My husband wanted trees and relative privacy. Our lot has both.
Since this post started last summer, could we have an update on the use of facilities at SJP starting in 2015. I believe the new rule is that only those who belong to the clubs may eat there. Basic POA now just give you access to Tommy Thompsons and the Beach Club - correct?

They are most likely going to require membership to dine at the clubs, but if you are not a member, you can still dine as a guest of a member. Right now that policy is only in the Reserve club, but it is anticipated it will policy in the other clubs in the future, but not yet.

My husband and I are heading down to look at two of the same properties - SJP and Porters Neck. Same situation - we are empty nesters in early 50s and still work..mine portable and husband will seek UNIX/IT work.
Would love to hear your thoughts on the tours and the communities.

We did not do as much research as others. We only visited SJP and Brunswick Forest. They both have many positives but, as I mentioned above, we liked them both but felt SJP was a better fit for us.
We found a lot on the resale market and have begun interviewing builders.
I am five years out from retirement but we have decided to proceed anyway. Worst case scenario, we will rent out our house or I'll find a federal job in NC.
