We will be closing for a house in Winding River Plantation and we wondering if anyone knew of an attorney to hire for handling the house closing. The relator we used is out of Wilmington and doesn't have an attorney in that area, but has used several in Leland.

We realize insurance would be higher near the coast. We have used USAA in the past, but the relator and the loan company are saying to stay away from USAA and both suggested Farm Bureau as the carrier, any comments? We don't have to have flood insurance, but will purchase it, any comments?

We also use Farm Bureau which shopped it around to some small company who has better rates that the big companies. We have no experience with their claim history, although we were here during Irene in 2011 and we evacuated from Sneads Ferry. FYI, the most likely damage is from falling trees or blowing debris. We had to cut down two trees and paid out of pocket.

It can't hurt to have flood insurance if you can afford it. BTW, would it cover a sewer backup?

No lawyer recommendations, since we bought a new house and trusted the seller's agent. However, if you are buying a short-sale (?), I expect you want a lawyer.

Farm Bureau is an excellent choice. My agent is Sam Keziah in Southport. Been with them many years. Whatever you do, stay clear of Allstate. It is difficult to get insurance in this area. Farm Bureau is sort of a co-op type deal, so they are much easier to deal with. You must be a FB member to get coverage, but it is only $25 a year which includes some decent benefits.

I have used Mark Lewis in Shallotte as my attorney. Not sure if he does real estate closings, but you can give him a call at 910-754-7447. Good luck and welcome to coastal NC. I have been here 37 years with no plans to ever leave.

Thanks for the recommendations for Farm Bureau and the agent in Southport! I had a relative who was a manager for a major insurance adjusting company and he said to stay away from Allstate. We will be contacting Sam in the future.

We close on the house on June 25 and will be moving down permanently in January after we retire. I will need to find a lawn service to take care of the yard until we move to WRP. Any suggestions?

I am amazed at how quickly the commute is from WRP is to either Southport or Shallotte for minor shopping. Lowes; Home Depot; a small Belk's store; Lowes Food and Wal Mart are just a few minutes away.

We used these guys to close on a cottage (in between OIB & Shallotte) last year:

The Webster Law Firm, PC
790 Sunset Blvd. N, Ste. 4
Sunset Beach, NC 28468
910-575-7757 - Phone

No problems and it went without a hitch.

Regards,

Dave
