Hello,

I am hoping someone could recommend a good home inspector for a house I am thinking of buying....I want someone who will really check all the details so I know what I am getting into (it's a historic home). If it makes sense to purchase then I will also need a really great contractor, someone who has experience and respect for vintage homes and does quality work.

Location? The coast is about 300 miles long. Someone in Elizabeth City would not likely travel to Wilmington.

Well, just for the sake of getting the discussion started, I'd suggest a company that combines several services, and knows the local conditions. Integrated Home Services which advertises mold screening and HUD 203K loan consulting might work. The inspector, Mark Williams, is recommended by the Realtor who sold us our new home:

Renovating a vintage home is a risky business, and I would not want to do it from a long distance away. I'd suggest contacting the Preservation North Carolina people for a preliminary list of contractors.

It is also a good idea to visit the neighborhood to see if it is somewhere you want to live. For example, Sunset Park look great on paper but its neighbors are commercial strip businesses along Highway 421. The schools are not that great either, if that is a concern.

Finding a really good inspector is extremely difficult. I've used 2 different ones, and am not entirely satisfied with either. Are you planning on a doing your renovation to "Secretary Standards" in order to qualify for tax credits, or just a rehab to make it functional and livable? I've done 3 of the latter in the Wilmington area, and can give you the name of a good, although not great, contractor if you're interested.
