We are looking at homes in Leland, and one community of interest is Hearthstone. It is not far from a train line. We have the disadvantage of living in MD and taking short trips down to look at houses. While doing this, we've been staying in the Wilmington Riverwalk area.

Our friends in Evangeline in Brunswick Forest, also just east of the train tracks, say they rarely hear noise, and never when inside their house. They did say, however, that being near the tracks can occasionally make resale buyers nervous. (Hearthstone looks a bit closer to the tracks than Evangeline, but there is currently a tree buffer for both communities.)

Any experiences to share? TIA.

I believe the train track you are referring to is a trunk line that goes to (and from) the "Military Ocean Terminal Sunny Point" (MOSTP). Currently there is not many trains (a few a week?), they go slow, and are not very big. Some info is located here militarybases.com/north-carolina/motsp/

I don't think the occasional, short periods of "train noise" bothers people that live near the track. What they might be carrying is what might be of some concern to some people.

The MOTSU track is directly behind Hearthstone. They carry incredible number of military ordinances down to the shipping port. In fact, they have provided the highest number of munitions for wars than any other source in the country.

It's not the noise, it's the munitions that they trains carry.
