I am looking for the exact same thing, but hopefully in the next 1-2 years. Elementary school is important for me. I’ve been searching for listings in the same general areas and we’ve been set on the middle sound loop road area. After visiting, the Anchors Bend community had the same issue with the houses sooo close together. We love the idea of finding a smaller older home on a large lot and renovating and doing an amazing outdoor oasis in the back yard. Then turning it into a rental and building our dream home. We have a boat and want to try to get into one of those marinas or buy a slip.

any thoughts ob Sunset Park area?Flooding, crime etc.

You can check crime stats at Spotcrime.com. I picked a random address on Jackson Street, and it shows several assaults and arrests.

I drive by there frequently, and there are some interesting older homes, but you would have to tolerate some nearby crime. I would not be comfortable buying there, but others might find it acceptable.

For flooding, you can check an address at https://fris.nc.gov/fris/Home.aspx?ST=NC . Obviously, the closer to the river, the more risk.
