I would guess it's similar to St James and other "plantations"in the area. So my educated guess would be Northerners (New York, New Jersey being the most common), followed by Mid Atlantic states (Pennsylvania and Maryland), and maybe a toss up with Southerners or Midwesterners next, and trailing would be Westerners. Any others want to make a guess?
There are quite a number of Virginians here as well. ORP marketed heavily in the "Live South" events that were held at area convention centres. Northern Virginia, and NJ were heavily targeted. They attracted a good number of people from NY at the Northern NJ events.
Our across the street neighbours are from South Carolina (their daughter was a salesperson for Saunders many years ago) but can't say I know any other true Southerners, not to say there aren't any.
Hey Goofer12. We bought in ORP in 2020 and really love it. Been here just over a year now. I live off of Gladstone Circle and we have a group called the Gladstone Garage gang and have a little party once a month. Neighbors are extremely friendly and my wife and I are loving ORP. They did just raise the HOA fee to ~$1800. Still seems reasonable. Some neighbors are concerned that it will continue to go up. However everything else goes up so it's not the end of the world. My property taxes are like $2750/yr on a 3000+ Sqft home. My sister in NJ has a similar size home and pays $12k/yr, so I'm not sure why all the bitching. Some people like to complain. We have a nice beach house and club house and pool. They maintain the common areas well and improvements keep coming. There is some concern about a push to build another clubhouse. That would definitely add to the HOA upwards of another ~$700 to $2500/yr. Not really a show stopper to me but the folks who own vacant land will probably not like the idea. We'll see where that goes. No regrets at all.
Wanted to ask if you ever purchased a home in Ocean Ridge Plantation I am looking at a couple of lots and wanted to see if you are glad you moved into the neighborhood

With the projected 3000 homes at completion, my fear is the pools and clubhouse could become overcrowded. What is your current impression of the capacity of the pools and clubhouse?
Hi - What is your current impression of the potential for overcrowding in the pools and clubhouse?
Right now we have about 30 homes under construction, 2 homes for sale and 120 land listings. The potential for overcrowding is probable down the road. The HOA is building a new 12 million dollar amenity center including a pool, pickle ball courts and a large club house/library/meeting facility.
I live in a large gated community, and work in another. You would be surprise how little the pools get used.
