Hello All,

I’m interested in finding a local, reputable, and skilled builder that is familiar with building in Pender County, specifically Hampstead. My timeline would be about 1-1.5 years or so out. I’m seeking an experienced custom / semi-custom builder that can take care of the whole process from start to finish on my lot. I’m not looking to build a mansion, just a nice coastal home in the 2,500 sq.ft. range. I’m looking for as much information as possible, preferably first-hand experiences, and any and all information (the great, the good, the bad, and the ugly). Thanks for your feedback…

With your modest requirements, I'd suggest Schumacher Homes. They have standard plans with limited customizing options. I am not sure if they help you find a lot.

For a true custom builder, I believe you would need a budget of at least $550,000 to $600,000. For example, Offshore East offers this house in my community. Does it appeal to you?

I’m not familiar with Schumacher, but I’ll definitely check them out.

It’s a nice house. I wouldn’t say no to it that’s for sure, but we do have some ideas of what we’re looking for as we’ve been waiting a very long time to be able to do this, so we’ve definitely got a lot of ideas floating around. We just need the right people to put the concept from our minds to paper and then make it a reality with their input of course.

It’s funny that you should mention these folks. I was just in the area on vacation and started looking into builders. I found this company in my search and it’s at or near the top of my list already. They seem to be exactly what we’re looking for and they seem to have our style down pat. I have yet to reach out to them, but I’ll probably do that shortly. I’d love to have them be the ones to work on our project, but I’m not sure yet if 2,500 sq ft. or so is too small for them or if we’d be able to afford them or not. I guess I’ll find out though.

So, just to possibly make this a little easier. I won’t need to find land as that’ll hopefully be a done deal soon as we’re waiting to close on a plot. We’ll just be looking for a builder to build what we want/need on our plot.

I also thought Longshore Customs Homes would be the best choice for you. Good luck with the process.
