The expense of adding an inground pool does not add full value to future sale value. However, I am seeing more installations in my neighborhood after Covid added to the fear of the community pool.
I'm in a large established neighborhood in Wilmington and I would say about 25-30% of the homes have pools.
Most new developments have a neighborhood pool and HOA fees.
And there are many pools you can be a member of in Wilmington at least, there is a summer swim league that has about 10-12 members that span form Hampstead to Southport.
I guess my point is that many folks have access to a pool, without necessarily having their own. However I have a lot of neighbors that do in fact have their own. Some neighborhoods covenants wont allow them.
Does the impervious surface zoning for stormwater runoff come into play for that a lot? The folks that I know that have in ground pools seem to have much bigger lots, but that could just be a small sample size.

The area of the pool itself does NOT add to the impervious surface used. The decking around the pool does add to the impervious surface used depending on what it's made of.

Pools are very much in demand right now. Houses with pools already installed have sold very quickly. At the moment it is difficult to get a pool installed in Brunswick County. Most of the reputable pool companies are booked out for 1 year plus and because they are so much in demand they are costly. We recently had a very small pool (like tiny!!) quoted at $100,000 by one company and $92,000 by another.

Completely accurate. Covid put a huge supply chain hit on shells and the cost of the shell jumped significantly. More of a nationwide shortage that caused that inflation. There were more orders coming in than usual but it was much more of a delay in the material. Of course labor costs went up as well.
