Your thoughts, good or bad, are welcome. I hear traffic is getting bad, and expected to get worse, other than that. How is the area crime wise ?.....flooding /.....the builder Lenar ?.....location to amenities (shopping and medical)

From the sales picture, the quality looks better than DR Horton. The exterior has three different siding types, for example, and DR Horton only offers the ultra-plain siding. There seems to be a creek running thru the development, but I can't get a detailed picture. I personally, would not buy anything with water in the back yard, after our experience with Florence.

I find it weird that there are only 2 homes for sale, and the prices have been cut by $40K and $50K. Is the builder planning to pull out of the development? I suggest also looking at Lennar at Cameron Woods, a nearby, newer development. There is one model there about the same size but with a front porch, for $353,895 on a corner lot, available in December. This community is gated, and there appears to be no water near this lot. I believe this house is worth the bit of extra money over Chatham Glen: https://www.lennar.com/new-homes/nor.../cameron-woods

Both developments are near a couple of grocery stores, good golf courses, a zip line. The amenities are decent. I will leave it to the Brunswick County residents to comment on crime and congestion.

We live in the neighbourhood that backs up to Chatham Glenn. I will not comment on the quality of construction between the different builders, you will judge for yourself. We are close to a Food Lion, Publix and Lowes for groceries. So far Chatham Glenn has two accesses, one off Old Georgetown Rd and one off 904 neither of which is gated, they may be in the future.
Haven't heard of much crime in the area and know of no one who has been affected.

Traffic has increased substantially over the past 5 years and expected to get worse as the county has approved several thousand new home builds, 5 thousand in this immediate area. You get used to the summer traffic,, shop before Saturday (turn over day) and do regular shopping on sunny days (tourists are on the beach).
Parking at Sunset Beach is getting really challenging!!!

In the years we have been here and experienced 5 hurricanes we have never been flooded.. Chatham Glenn does not appear to be any lower than we are but you can check with flood.nc.gov.

Thank you, you just made me realize the model I am interested in (Litchfield) is not listed in Chatham Glenn, seems to be in Cameron Woods. I also prefer not to near any body of water.....you know, Gators and snakes .

Thank you all for the input. My brother lives in Calabash and his Wife suggested we give it a look. Never considered OIB, I do like a home with a front porch, Wife would require a FROG ($$$). Being both developments seem new, we may have a little time to get there and see for ourselves.

Have you looked at Beach Walk? It’s a new community being built by Lennar in Calabash. It will be a smaller community with less than 300 homes in total. There will be a community pool and and pool house, no other amenities. Biggest draw is that is is only 3.5 miles to Sunset Beach. The homes come with a fair amount of upgrades. There are 3 ranch plans, Litchfield II, St Phillips and the Annandale, all under $400k without an upstairs. I love the floor plans of the first two. They’ve sold over 20 homes already and the first 12 will close later this month. If I was just moving to the area, I’d seriously consider it. Only 15 drive to shopping in N Myrtle.

Regarding medical care, I found it surprising that there is a lot more use of Nurse Practioners and Medical Assistants in coastal NC. They can be a good substitute for an MD for routine matters. However, you have to be more of an advocate for yourself in deciding when you need to see a specialist.
