We live in one of the historic districts and the smaller houses are moving pretty good, but the bigger ones do not appear to be. In the downtown historic district (the MacDaddy) there are a lot of beautiful homes for sale and I don't recall seeing any signs go down. I expect they are still looking for the hyper-inflated historic district premium of several years ago. Just speculation on my part.
We still get emails from our Realtor of several years ago, and he is moving houses, but I have not seen a big one on his emails either.
So, again, without numbers, it appears those that had a valuable home still think it is, while buyers do not necessarily share that view. Prices may be holding, but not many of those that are holding are sellin.
The below charts show YTD comparisons.
Currently the Neuse River/New Bern MLS market area has a 13.5 month supply of inventory. Although 6 months is considered a normal stable market-The New Bern market place never "exploded" like the neighboring Crystal Coast market-Which currently has a 23.5 month supply of inventory. The national average supply of inventory is at 10.5 months.

Bill, this info is very helpful. Any other stats you can post about homes sold in New Bern would be appreciated. Also, I am looking to rent before I buy, any recommendations on river area rentals?

Thanks for the graph, thats great information. Do you have a graph that shows median selling price and not the average? I assume the median cost would be less since there should be more low cost homes selling and fewer high cost homes.
Just happened to comment today, while Christmas shopping, how many homes seemed to be for sale, and how I could not recall seeing a sign come down.
That does not mean they have not, but the signs seem to be becoming a somewhat permanent fixture. Of course, most of my travels were in and around downtown New Bern.
New Bern has lots of areas and there may be some areas that are seeing more movement.
Any idea of the Skysail condos have come down in price?
