We have been arduosly searching for a house in the COS area and most "affordable" situations are in the Pikes Peak Park area. I searched all references to that area and got a seriously bad impression from them. There weren't that many references though, so maybe the posts were not really representative of reality. May I ask some opinions on living in that area? We (will be) a retired couple without children. Any and all guidance much appreciated. Thanks!

what does affordable mean to you? I think w/more info, ppl might have an easier time helping you w/other options.

Hmmm, if by PPP area you mean this: //www.city-data.com/neighborhoo...prings-CO.html , I would say it's not the most desirable area. I actually haven't been through there, but a house in the Hillside neighborhood, which I like.

I say, if you can, look a bit more north or NW, or W/SW.

Edit -- I am looking at a realty side which identifies PPP area, so maybe I'll comment more as I look through them.

I would avoid that area, especially at night. Way too many crimes in that area.

How much are you willing to spend on a house?

I live in the very nw part of Colorado Springs. Some of it up here is pricey, but there is also reasonable mixed in. There are a lot of bank owned properties, so there are great deals to be had. We are close and kinda mixed into the mountains so it feels mountain like. You also might want to look in Woodland Park, a great place to retire.
