We are moving to COS shortly and have been looking into homes in the NE and Eastern part of the city. There are a few nice homes in Cimarron Hills area and I was wondering if anyone can provide feedback on that region in terms of age of the homes, crime (compared to say Stetson Hills or Briargate) and utilities. Also, I noticed that Cimarron is closer to the county landfill so are there any issues there with regards to odor and air quality (debris/dust blowing over)?

Cimarron Hills is older - I think most homes there were built in the 70s or so, but some are newer. Some of them are very well-kept and others less so. I had never noticed any issues re: the dump - I don't live there myself but my aunt does and as far as I am aware that is a non-issue.

I live in Stetson Hills, which is just north of Cimarron Hills and love it. Stetson Hills is a newer community and close to a lot of amenities.

I'd encourage you to explore all your options and look around. I'm more than happy to answer any questions you have about the northeast side of town and you can even stop by in person if you like. Wishing you the best in your move.

Have your realtor check the water utility for issues, there used to be some in that area.

While Cimarron Hills may be slightly closer to the landfill than Stetson Hills, the dump is also very geographically isolated from nearly everything. Smells are never an issue. Even for those places that are down in the valley where the dump is located it is rare to smell it. 6-10 miles away from Cimarron Hills, its never going to happen.

There are several newer neighborhoods in the Cimarron Hills area. Like others have said, check out utilities, whether you will be completely COS Utilities or some Cherokee water. We looked in one of the newer neighborhoods and a plane happened to fly over, it overwhelmed the room we were in. We decided to move farther north along the Powers corridor.

Crime- meh, this isn't a bad area. There are some older neighborhoods built in the 60's and 70's but the newer ones have been built within the past decade.
