Hard to give any advice without knowing your budget, income, preferences, etc.

I have never had a bad realtor.
Rent prices are ridiculously high...see if you could buy and beat out the 15 other bids and cars out front.
I know one realtor that will keep you laughing if you enjoy that...

And remember is this market (especially as a seller) the 6% "standard" commission is very negotiable!

Lot's of agents chasing deals and they will come down to at least 4% in a heartbeat.

We would've loved to buy, but unfortunately we're not in a position to do so for a few years. So we've decided to rent. It's not ideal, but there's always houses to buy. Is there a particular reason why you're unsure about whether to buy or rent? PM me and I'd be happy to share the information for our realtor. she was fantastic.
