Hello all. I am from the Denver metro area and am a local, and national real estate investor. I normally post at moderator cut (broken link) Any other investors looking to share ideas etc?

Ive been loking to invest/develop in co. but havent found the right realtor.So far all I,ve gotton is negetive.

Bashep thanks for the interst.I dont think I found any one that under stands the developmet part of the market all they talked about is how there was no land and builders were slashing prices 30% plus to move there homes.

I'm limited to a cash budget of about $150,000.....does that cut me out?

Bashep my interest or more of property develpment of mid to upper $ homes and large lot subdivisions/long term spec on land.Wisteria I didnt understand the ? Al

I accidently got involved in a large one in May, and have spent a great deal of time on it, especially learning the entitlement process (and I haven't begun to learn it all!). It has been fun, but a great deal of work, and I have a tremndous amount of respect for those who can do it right. I have 2 more large commercial projects coming up in 2007 to start that will be fun as well(and challenging).
We are not so much concerned what the market is at the moment, but what it looks like 3-6 years down the road. I have always been good at marketing, and when we get the land part closed, we will start the marketing process, websites etc, even though it will be 5 years before we sell a lot.
A pleasant change in working the financials instead discussing whether a house has granite counters or not! You learn real fast that getting signatures on the contract is only the beginning!

south denver thats kinda how I got started. the projecks I'm doing to day I started planing 6 years ago as a longturm spec that I wasn't sure I should do and turnd out to be the best one yet.
