Hi!

My family is planning to move to Telluride in two years, as soon as I complete my PhD. I would like to know if there are any horse properties within, say, 5-10 miles of Telluride. The real estate pictures I browse every day show beautiful forests and wonderful steep mountainsides but very little flat land that horses could graze on. Is that just not a realistic thing to hope for in Telluride?

There is a pretty substantial land buffer immediately short of town and then you have to go awhile down pretty narrow valley. How far you have to go depends on how much money you have. Maybe you find something near Sawpit or Placerville. Maybe not til Norwood. The land type you (and others) want will likely be expensive to super-expensive until some mile range. But check further. Roughly what is your budget? Is Telluride essential? Or would you consider Ridgway, Gunnison, north of Durango, etc.?

Also talk to someone knowledge about cost to feed horses at CO elevation. You'll be buying feed for a long winter (about half the year?) unless you have lots of land and you or someone you hire cuts it and puts it up properly. Maybe outside winter too. Not sure the advisable acres / horse there. Probably a lot of variation depending on how good the land & summer water rights / situation.

Thank you very much for your reply. We want to be as close as possible to Telluride. We’d consider Durango if we are priced out of Telluride. We will have about $12M in cash and can mortgage whatever else we need after that.

That’s really good to know about feeding horses at elevation. It isn’t something I’d thought about yet, so thanks.

Our hope is to move to Telluride, start a retail enterprise, and live happily ever after. We’ve thought about other places like Park City but finally decided we’d rather conform our lifestyle to fit Telluride than live anywhere else.

Placerville is 16 miles to Telluride. Sawpit, 12. So I guess you want closer than Sawpit.

Prefer with existing home or build own? Thinking 20-40 acres, bigger or smaller? If interested in conversation.

Start interviewing brokers with experience in horse properties. Telluride is a small town and properties like want you want don't come up often, you'll need someone with insight and local knowledge. Lots of times it just happens that "Joe" says to "Helen" at the post office, "the ranch is a lot to take care of, we starting to think about selling", Helen the broker says "I have some folks looking"

In the mountains it is always best to live as close as possible to where you work. If you plan on a retail place in town you won't want to drive from Durango daily but you could buy a place in Telluride also for overnight stays.
