Hammock Bay Information (Irmo, Lexington: living, move, housing)

My wife and I are going to be retiring to South Carolina.
We just came back from a trip to Lexington / Irmo and were looking at housing.

Hammock Bay out on 378 caught our eye.

We are wondering if anyone has and reviews / information on living there.

Since this will be the last move we make, we want to make sure we get it right.

We are looking for information about the friendliness of the residents.

Does the community have organized activities?

Are there any issues with the HOA?

Are there any financial problems with the HOA?

What is the make up of the residents, mostly older folks, or young families?
