Hi,

We currently live in NYC and are looking to move to a house in the suburbs. We are looking for the following

1. Budget is 1 to 1.1MM.... Can stretch to 1.2MM
2. Easy commute to NYC .. Not more than 60 mins
3. Walking distance to train statiion
4. Great school district
5. Culturally diverse neighborhood
6. Relatively newer construction 2000+

We are looking anywhere in tri state area and think cos cob/riverside/old Greenwich might be a good fit. Would appreciate if other forum members can adivise.

You didn't say how many square feet, acres and rooms. But from a glance I'll say Fairfield/Wilton/Ridgefield is your best bet so far. Most 2000+ new constructions are big houses in in Greenwich (probably $2mil+), Westport, New Canaan Darien.

Greenwich is the only town that is within your commuting requirements. Though you're not going to find a new, 2k square foot home in Greenwich for 1.2m. You'll likely have to "settle" for a home that's a little older.

Honestly, if you're not working within short walking distance to GCT, then you should probably look into Westchester or Jersey.

CT is not a good fit with those parameters.

If you can live with a home older than 15 yrs old (this is New England, after all) I'd recommend either Darien or the Cos Cob, Riverside or Old Greenwich neighborhoods of Greenwich. Anywhere else in CT will be too long of a commute. Cos Cob would be the most 'diverse' of those options, but I wouldn't really call any of them diverse, to be honest.

You should also look in Westchester: try Rye, Larchmont and Bronxville. They're all beautiful, have great schools and shorter commutes to NYC than CT.

They aren't much more expensive than Connecticut, if at all.

The issue is there are no Connecticut suburbs within an hour of NYC except Greenwich, Darien and New Canaan. In all three of these towns, your budget won't go far.

If you're set on CT, then Greenwich is about your only option.

?? You are telling me you cant find a home in any of these 3 towns for 1.2 million? Are you sure yer not still stuck in 2006? The only criteria that will be tough is 2000+ only because its hard to find.

You might want to re-read what I posted. First, I am not telling you anything. I am telling the OP (not you) that they're going to have a hard time finding a newer, 2,000 SF home in Greenwich for a million bucks.

The OP will need to lose something in their criteria.

Well basically when you post on a forum you are telling everyone but thats ok. I think you are just not up to date with pricing in the Fairfield county area in the year 2011 but thats just my opinion.
