and, I'm sure most people probably thought Connecticut would be #1 or #2 on the list, but they are going by percentage of home value, so CT comes in at #7 overall. (#2 overall in property taxes, but that's because property values are higher here than in most places...)

It must be offset by the high property values in FFC especially Greenwich. As a percentage of my homes value I'm paying 2% in property taxes which is higher than NJ.

The Courant ran a story like this maybe 10 years ago and NJ was #1 and CT #2. I don't remember the methodology they used though.

CT is #2 overall in dollar amount paid (also behind NJ), but as a percentage of home value, we're "only" #7.

and, some of the wealthy towns in FFC have pretty low property tax rates - Greenwich's mill rate is around 11, so you'd be looking at somewhere around 0.7% to 0.8% of property value (and, yes, I know assessments aren't always accurate, but it's a starting point). Darien and New Canaan aren't much higher than that.

$2,000,000 Greenwich home.
$1,400,000 assessment
$15,356 property tax based on a 10.969 mill rate.

percentage of home value: 0.77%

Yes it must be the the high values coupled with typically low mill rates in the lower FFC towns that are skewing these numbers. Up here in northern FFC, we are paying ~ 2%

My taxes in northern FFC were 2.3% of the price I sold the house.

Probably the only way to get a better picture of this is to list the property taxes paid by county. Also, the article didn't say if they include the "separate" taxes some towns like to impose such as, fire, sewer, water, etc.

I know Westfield section of Middletown and Cromwell both have separate "fire district taxes" that are assessed separately. They can call it whatever they want, but it's still property tax.

Long Island loves their school taxes too, so I'm surprised NY isn't on that top 10 list.

the article's piece did say the top 15 counties, boroughs or districts were all in New York, with #16 being Fort Bend, TX. I assume they mean districts in NYC?

I would think counties outside of NYC -- NYC (the 5 boroughs/counties) is known for low property taxes. Nassau Suffolk Westchester Putnam etc. is where you pay lots; NYC (Bronx Co., NY Co., Kings Co., Queens Co., Richmond Co.) = not a lot at all when compared to the values.

Really? I always figured that property tax inside NYC would be insane...
