Then I headed to a place in Seymour which was absolutely perfect and a huge amount of space... problem was that the tenant was complaining that they were burning too much oil and it's costing her too much to live there. Not something I wanted to hear, it's a damn shame too because I would've jumped on it.

I'll definitely be taking some of the other suggestions. So far not too impressed with Waterbury after driving around a bit. I'd rather just live in Milford at that point lol.

Ansonia seems to be quieter and Seymour DEF nicer than both of those options.
There are some steep hills in Waterbury. For some reason, I forgot to add that in.

The best part of Waterbury is the part that borders Middlebury, e.g. off of Oronoke Rd or Country Club Rd. Not sure what house rental prices are like there, but it's worth a look.

Both Naugatuck (east side) and Ansonia (Hilltop) have some very nice and safe areas I've lived in both towns.

If someone pulled my heat costs for the past 5 years they'd be amazed. Until I told them I rarely let it go above 60. It makes a huge difference and you can always do things like plastic over the windows if you need to
I was wondering about this too, did the OP get specifics on how/why the tenant was using so much oil? How much is too much?

She claimed 100 gal / week. I know that's not possible... but it still concerns me that she could be burning more than she should be... and by a lot!
