Hi - we just moved into a new home and our house is the first of 3 homes on an easement. The house at the end of the easement actually owns the easement land while our driveway merely connects to the easement.

My question is this: come wintertime, who is responsible for plowing the easement?

I have heard two different things:
- I would have to plow the easement from the street to my driveway (as im the first house) and the remaining easement would be handled by the 2 other homes behind me.
OR
- The owner of the last house and property owner of the easement would be responsible.

This is in Cheshire CT if that sways things any direction.

What does the deed to your property say ? Go read the deed, specifically Schedule A, and see if there is a maintenance agreement described. That may tell you what rights & responsibilities are part of the easement.

If nothing is spelled out, you will need legal advice.

Also, just wander down the driveway, introduce yourself to the other two home owners and ask how they divvy up the snow plowing.
