I'd say look at Oxford Greens in Oxford or Newtown Woods in Newtown.... but both are way more expensive than Heritage Village... same with Oronoque in Stratford.

If you are looking for 55+ communities closer than Heritage, there is Newbury Village in Brookfield and Newtown Woods in Newtown. Also Rivington in Danbury.

Rivington starts in the low $200K. The others start in the low $300's.

Oronoque Village in Stratford is cheapish, but might have higher HOA fees. Generally, you either pay a higher home price in a newer complex, or a higher HOA cost in an older complex.

But the town is going to vote on a senior center/community center right near the town hall within walking distance that will have 2 indoor pools with all kinds of amenities for seniors. I think the town is voting on it this September.

Here are the senior condos. They will be a 5 minute walk to the new center if built. Assoc fee is $225.

If the senior/community center gets built I am sure the value of both condos near the town hall will go up pretty high. They both will be a 5 minute walk to the center. Here are some proposed plans.

Thank you for replying - We are, however, looking for a less expensive alternative to Heritage
So far they have provided the best in both home prices and amenities.
We would actually prefer to be in NY state or closer to the CT / NY border

Thank you for the price range and cities-
Can you tell me the names of the communities, so I can look up the specifics for amenities and floor plans & current HOA fees. We are looking for 1400 to 1700 SF and min of 2 bedrooms and 2 baths.

55+ is an excellent resource - that is how I found Heritage

NY/CT border is over 100 miles long, with variety in density, demographics, amenities, climate etc. So you may need to be more specific.

There are two other websites that I am using while researching retirement condos that might be of help to you.

This site is a good guide. It gives a quick way to get an overview of the condos in any particular county/town.

Another thing you may not realize is that some towns have very good senior tax relief. There is a program from the state of CT which gives up to $1000 (not sure of the exact figure) and then some towns have additional tax relief on top of the state. The relief is based on a sliding income scale. That is something to consider. When you have some condos you like go onto that towns website (tax assessor) and you should be able to see senior tax relief program. Or you an call the town too.

What is your budget and what amenities do you want. Few complexes have the amenities Heritage Village offers. There are a few smaller complexes in or near Southbury. One you may want to check is Woodlake in Woodbury. Jay
