I'm moving south and will be putting my house on the market.
Anyone have any idea who or what realty company could sell my house fast..
quiet shoreline town, one acre of land with very nice 3bed room
cape with sunroom and 2 car garage. Custom kitchen etc.

It depends what town/area you are in. Even the big national companies (like Century 21) vary from office to office so you can't really generalize.

YOu should talk to some friends/co-workers/neighbors and get a referral for an agent they've had a good experience with. It's not just the company, it's the specific realtor you work with that will make the difference.

That's true. It's not just the Realty but the REALTOR®. Do your homework. Be sure to have a few different agents come to see your property to give you independent CMAs. There should be some consensus among the three on price. Ultimately, it's your call.

One other thing to consider is online presence. There's one company in the state whose listings enjoy the "enhanced listing" feature on realtor.com free of charge. Also, since you're on the shoreline, be sure to get an agent who has access to both of the larger MLSs: Co-Op and CMLS. This will allow agents from >80 percent of the state to view and/or show your property.
